A comp grid built the way URAR actually reads — subject plus three comp slots, side by side. HPI-adjusted sale prices, source-tagged evidence on every row you've verified, and one click to include or exclude from the final reconciliation. Aria can draft a starting set of plausible comps from the subject context; you replace each with a verified MLS or public-record comp before the export gate releases.

GLA math that runs as you draw.

Draw rooms on your phone or tablet — the tool computes ANSI Z765 finished-above-grade GLA in real time. Below-grade and non-finished areas split out automatically. No second app and no spreadsheet. The appraiser remains responsible for measurement accuracy and final reported GLA.

UAD 3.6 · URAR redesign

UAD 3.6, in private beta. Be ready before November 2.

Broad Production began January 26, 2026. Every loan sold to Fannie or Freddie after November 2, 2026 has to use the new URAR — thousands of fields, strict MISMO 3.6 enums, conditional requirements that cascade. We read the spec so you don't have to.

Auden examines the latest sealed PDF, XML, and ZIP for evidence-backed findings before delivery. Findings stay bound to the exact artifact hashes and source snapshot they reviewed. Auden cannot edit, approve, or declare the report compliant.

One click turns the in-app workspace into MISMO 3.6 XML, a URAR PDF, and a photo pack. Run the local XSD/H-1 checks and download a candidate package for manual portal upload. Direct API submission and official GSE acceptance remain unverified.

Aria sits beside the field you are editing — reading the contract, helping with comps, drafting narratives, checking UAD 3.6 enums on supported fields. Answers carry source context when it is available. AI output may be incomplete or inaccurate and must be reviewed by the appraiser.

Rhode Island private beta. Shared supervised assignments, trainee hours the supervisor approves or rejects with a reason, and an export of what was approved. Section-by-section signoff is in development. Workflow and recordkeeping — not a credential, not a supervisor, and not a state filing.
