Broad Production began January 26, 2026. Every loan sold to Fannie or Freddie after November 2, 2026 has to use the new URAR — thousands of fields, strict MISMO 3.6 enums, conditional requirements that cascade. We read the spec so you don't have to.
How it works, step by step.
- 01Aria parses the order on intake
Order details parsed on intake — lender, client, subject address, and due date pre-fill the assignment. Loan type, effective date, and intended-use fields are confirmed by you during form completion.
- 02Supported fields, explained inline
Hover a supported UAD 3.6 field and Aria shows the definition, accepted MISMO enum values, and its current internal readiness impact. Coverage is still being expanded.
- 03Enums proposed from the record
Property type, condition (C1–C6), quality (Q1–Q6), view, location — Aria reads the contract, assessor card, MLS sheet, and photos, proposes a value with citations. You click to confirm.
- 04Supported conditions surfaced
When a supported field unlocks others, we surface it as you work. Coverage is still being expanded and is not complete.
- 05Check the candidate XML
A local check against the pinned MISMO 3.6 XSD and supported H-1 rules before download. Results are a clickable punch list; portal acceptance is not implied.
- 06Prepare manual upload
We build an internally checked candidate ZIP (MISMO XML + URAR PDF + photos) for manual portal upload. Direct API submission and GSE acceptance remain unverified.

We built the workspace around the new dynamic URAR rather than bolting it onto a 2.6 form. That choice shows up the first time you hit a conditional unlock at 9 PM the night before a deadline.
