UAD 3.6 is live. Be ready before November 2.
Broad Production began January 26, 2026. Every loan sold to Fannie or Freddie after November 2, 2026 has to use the new URAR — thousands of fields, strict MISMO 3.6 enums, conditional requirements that cascade. We read the spec so you don't have to.
How it works, step by step.
- 01Aria parses the order on intake
Order details parsed on intake — lender, client, subject address, and due date pre-fill the assignment. Loan type, effective date, and intended-use fields are confirmed by you during form completion.
- 02Every field, explained inline
Hover any UAD 3.6 field and Aria shows the definition, accepted MISMO enum values, and how GSE graders read it. No 600-page spec to dig.
- 03Enums proposed from the record
Property type, condition (C1–C6), quality (Q1–Q6), view, location — Aria reads the contract, assessor card, MLS sheet, and photos, proposes a value with citations. You click to confirm.
- 04Conditional rules handled
When one field unlocks five more, we flag it the moment it happens. No surprise missing sub-fields at export.
- 05Check the candidate XML
A local check against the pinned MISMO 3.6 XSD and supported H-1 rules before download. Results are a clickable punch list; portal acceptance is not implied.
- 06Prepare manual upload
We build an internally checked candidate ZIP (MISMO XML + URAR PDF + photos) for manual portal upload. Direct API submission and GSE acceptance remain unverified.
Everything in this feature.
Aria sits inside every field with definition, enum hints, and why-it-matters context.
Every proposed value carries a click-through to the source document or data point.
Visible ledger of sub-fields that just became required, with status dots.
The app checks candidate XML against the pinned MISMO 3.6 XSD. That catches local structural errors but does not replace portal or GSE verification.
Plain-English gloss for every MISMO enum, plus the raw code that writes to XML.
If Aria can't be sure, she asks. She doesn't guess values that carry reviewer risk.
We treat UAD 3.6 as the main event, not a checkbox.
Every competitor claims broad readiness. Very few actually walk you through the new dynamic URAR field-by-field. The difference shows up the first time you hit a conditional unlock at 9 PM the night before a deadline.
