From order intake to a candidate MISMO XML package — one connected system.
Most appraisal tools do order management or appraisal form-filling. We do both. Accept the order, schedule the inspection, capture the field, run comps, draft the URAR, export MISMO XML, and package it for delivery — all in a single workspace with one set of credentials.
How it works, step by step.
- 01Order lands in the pipeline
Orders you enter yourself, or an order from your sales page, show up as a card in the Orders lane with the engagement letter parsed. Direct AMC portal intake — Mercury Network, Reggora, Appraisal Firewall — is planned, not live.
- 02Schedule the inspection
Schedule directly or send the borrower a secure link with open windows calculated from the appraiser's working hours, days off, personal blocks, and existing appointments. A booking updates the order and notifies the appraiser.
- 03Capture the field
Use the native iPhone and iPad field app to open the assignment, capture report fields, required photos, GPS, room data, ANSI sketch work, and voice notes. Offline work queues for sync when service returns.
- 04Pull and rank comps
Subject + three comp slots. HPI-adjusted values. Evidence you attach — documents, assessor records, and ATTOM when you have configured an ATTOM key — stacks on the row it supports.
- 05Aria drafts, you approve
Neighborhood, site, and comparable commentary drafted with inline citations. Supported suggestions may include source context when available. You approve or edit before a value is committed to the report.
- 06Readiness check against UAD 3.6
MISMO 3.6 schema check before the XML leaves your machine. Green light or a clickable punch list.
- 07Deliver to the portal
UAD 3.6 XML + URAR PDF + photo pack — you upload the package to the AMC portal yourself; direct portal delivery is planned, not live. AppraisalOS emits standards-based MISMO XML you can carry elsewhere; import behavior varies by vendor and version, and ACI and ClickFORMS import has not been verified by us.
