How it works, step by step.
- 01Open the assigned order
Sign in to the same AppraisalOS account, search the live order book, and open an assignment with its status, due date, borrower, appointment, activity, and requirements.
- 02Handle the order from the phone
Accept or decline when allowed, update status, add notes and messages, schedule or cancel the appointment, and follow push alerts into the correct order.
- 03Continue the report in the field
The native report workbook loads field groups and guidance from the assignment. Edits use the same API and preserve the device copy when the server refuses a stale or locked write.
- 04Capture inspection evidence
Collect required photos, GPS, room notes, quality and condition observations, and inspection status. On supported LiDAR devices, RoomPlan converts captured rooms into ANSI-oriented sketch and tagged-photo inputs.
- 05Sketch and narrate
Use the native ANSI sketch canvas, room placement, wall entry, Apple Pencil support on iPad, and voice notes with on-device recording and transcription.
- 06Keep working through weak service
Field values, lifecycle changes, appointments, photos, voice notes, and messages queue locally. The app exposes queued work and last sync rather than pretending an offline write already reached the server.
- 07Return to the same desktop file
When service returns, queued operations replay through the AppraisalOS API. The order, report, workfile, and delivery controls remain one assignment across phone, tablet, and desktop.
