Create, track, and manage appraisal assignments from intake through delivery.

Document upload and extractionLive

Upload MLS sheets, assessor cards, and contracts. AI proposes structured fields for the appraiser to accept or reject.

What it does not do: Extraction is a proposal, not a fact. Nothing enters the report until the appraiser accepts it, and the model can misread a document.

Draw the floor plan in the app. Areas are computed following ANSI Z765 measuring conventions and the resulting GLA flows to the form.

What it does not do: The engine applies ANSI Z765 conventions to what you draw. It cannot verify your measurements, and it does not certify a sketch as ANSI-compliant.

Section coachLive

Inline guidance for supported URAR sections — what the section is, what is missing, and why an item is shown.

Time adjustment engineLive

Market time adjustments computed from FHFA House Price Index data, with a compound monthly rate and provenance on every data point.

What it does not do: FHFA publishes at MSA and state level, so the index is regional, not property-specific. Results are cached and fall back to last-known-good when FHFA is unreachable.

License, E&O, and CE renewal trackingLive

Enter your license and E&O once; get reminders at 90, 60, and 30 days and on expiry, in-app and by email. Delivery is blocked on a lapsed license or E&O. CE hours are tracked against your state's renewal cycle — Rhode Island's 28-hour/2-year rules are modeled precisely, including the USPAP update and the valuation-bias requirement — and course certificates upload into the tracker so renewal day is a download, not an inbox dig.

What it does not do: States other than Rhode Island use the national AQB minimum with a verify-with-your-board label. No CE provider anywhere offers automatic completion import — certificates are uploaded by you, which is how the industry works, not a gap we chose.

InvoicingLive

Create, edit, and export branded PDF invoices linked to an assignment.

Server-enforced export gateLive

Delivery blockers are enforced in the server route, not only in the UI, so a report with an open blocker cannot be exported by clicking around the interface.

What it does not do: The gate enforces the checks it knows about. It is not a guarantee that a delivered report is correct or that a reviewer will accept it.

Review readiness checkLive

Runs before export and surfaces the revision requests a reviewer is most likely to raise on supported checks.

What it does not do: It predicts from the rules we implement. It does not model any specific AMC's review policy.

QC rules engineLimited

Completeness, consistency, and compliance checks run across the report, with fix hints on supported findings.

What it does not do: Rule coverage is partial and is being expanded. An internal audit recorded defects in part of the warning-rule surface. Passing our checks is not the official Compliance Rules API and not UCDP acceptance.

AI-assisted narrativesLimited

Drafts addendum text from facts already approved in the report, for the appraiser to edit and sign.

What it does not do: AI output can be incomplete or wrong and must be reviewed. It drafts from approved facts, but that is a design constraint, not a guarantee about every generated sentence.

Migration studioLimited

Import legacy MISMO XML and review each record before promoting it into an assignment.

What it does not do: Import is driven by what the source file actually contains. Round-trip fidelity from any particular vendor's export has not been certified by that vendor.

MISMO XML handoff to other softwareLimited

AppraisalOS emits MISMO 3.6 XML you can carry to another package.

What it does not do: We emit the XML. Import into ACI, ClickFORMS, or any other vendor's software has not been tested by us, and we make no compatibility claim on their behalf.

Revision risk, defense drawer, rebuttal packet, consistency checkerLimited

Reviewer-facing tools that score revision risk, pre-stage section evidence, structure a rebuttal, and compare facts across sections.

What it does not do: Each sits behind a feature flag that can be turned off in Settings, so availability depends on your account's flag state.

UAD 3.6 field workspacePrivate beta

Field cards with source attribution, confidence, and an approval step for supported UAD 3.6 sections.

What it does not do: Supported scenarios are a subset of residential work, and property-type support varies. See the verification status page.

MISMO 3.6 XML exportPrivate beta

The core single-family sales-comparison path emits XML that passes our pinned local XSD.

What it does not do: Conditional sections — project, cost, income, ADU, defects, extended comparable — are still being completed. A local XSD pass is not the official Compliance Rules API and not UCDP acceptance.

Supervisor + trainee workflowPrivate beta

Rhode Island private beta. Shared supervised assignments, trainee hours the supervisor approves or rejects with a required reason, roster, an hours sign-off queue, and an experience-log export of approved hours — with the approval rules enforced by database triggers, so an approval cannot be forged. Per-section review and signoff is in development.

What it does not do: Workflow and recordkeeping only. It does not provide a supervisor, award a credential, or guarantee a licensing agency will accept an hour. The export is a generic transcript, not a state form. Section-by-section signoff is not reachable in the app yet.

Public data auto-fetchPrivate beta

Pulls flood zone and census data for the subject address from public sources.

What it does not do: Covers the public sources that need no credentials. Parcel and property-record providers are separate entries below and are not included.

ATTOM property dataRequires deployment configuration

Property records and characteristics from ATTOM, when an ATTOM key is configured.

What it does not do: Requires an ATTOM subscription key configured for your deployment. Without one, no ATTOM data is retrieved, and it is never attached to comparables automatically.

CubiCasa floor plansRequires your own account

Scan-to-floor-plan through your own CubiCasa account.

What it does not do: Each user supplies their own CubiCasa API key.

Address lookup and base mapLive

Address search and a base map for the subject and comparables, using OpenStreetMap tiles and Nominatim geocoding, which need no key.

What it does not do: Free public geocoding is rate-limited and occasionally misses a rural address. Google-quality geocoding and Places autocomplete need a configured Google key.

Google Street ViewRequires deployment configuration

Street View imagery for the subject and comparables, from Google Maps Platform.

What it does not do: Requires a Google Maps API key configured for your deployment. Without one, the map and Street View panels do not render.

Issues reach the person who wrote the code. Best-effort during published hours — not a 24/7 desk.

What we'll tell you upfront

  • Start with a 30-day founding evaluation. No card is required to begin. Founding Pro is $99/month after the evaluation. Founding Intelligence is $149/month after the evaluation and includes 500 pooled Aria credits per account each month. Plans are monthly, cancel anytime, and the founding rate is protected for the first 12 paid months.
  • There is no SOC 2 certification and no audit engagement is underway; controls are under active review, not certified. Your data is encrypted and row-level secured, but the formal audit hasn't started.
  • UCDP direct submission is on the roadmap, not live. You'll export MISMO XML and upload it yourself for now.
  • This is built by one appraiser (Bill, 25 years, Warwick RI) with AI assistance — not a VC-funded team of 50. That's a feature, not a bug.
  • AppraisalOS is in a controlled founding cohort. It provides UAD 3.6 authoring and internal PDF/XML/package checks for supported closed-beta scenarios. AppraisalOS is not currently listed as a GSE-verified UAD 3.6 appraisal software provider. Official Compliance Rules API results, UCDP submission, lender acceptance, and GSE acceptance remain external.
